Seattle residential leasing and management
Single family homes in Seattle's best neighborhoods, leased and managed by a small team that answers the phone.
The firm
Seattle houses ask for attention. November rain finds the flashing, moss takes the north side of every roof, and a 1920s craftsman still has a few surprises inside the walls. We manage single family homes only, in the neighborhoods we can drive to in twenty minutes, so that attention actually happens.
Owners get a flat 8 percent fee, statements on the 5th of every month and no markup on repairs. Residents get a 48 hour maintenance response and a lease written in plain English. Both get the same four people on the phone.

Every home on one map
From Ballard to Northgate, every available home in one place. Filter by neighborhood, bedrooms and price, then get directions to the front door.
How we work
We visit within three days, note what needs doing before listing, and price the home against the last ninety days of leases in the neighborhood.
Professional photography, a floor plan, and syndication to Zillow, Redfin and Apartments.com. Most homes are listed within ten days of signing.
Income at three times the rent, a 650 credit floor, two landlord references and a conversation. We say no more often than we say yes.
Rent lands by the 5th, your statement with it. Every invoice is attached, every repair at cost. Year end tax packet in January.
The Elliott Bay standard
No ticket queue and no call center. Maintenance requests reach the manager who knows your house, with a plan inside two days and a same hour response for anything urgent.
Corporate managers pad every repair. We charge a flat 8 percent and pass through every vendor invoice at cost, so the roofer's price is your price.
Nobody here manages a house sight unseen. Every property gets an annual visit, a photographed report and a plan for the year, not a spreadsheet row.
Where we work
Twenty minutes at the house, a rent number in writing within two days, and no obligation either way.
