Pricing
Charged only in months rent is collected. No setup fee, no renewal fee, no inspection fee, no markup on anything.
Once per new resident. Covers photography, the listing, showings, screening and the lease. If a resident we placed leaves inside a year, we re lease for free.
You see the vendor's invoice, you pay the vendor's price. Anything over $400 is approved by you first, unless it is an emergency.

Income at 3x rent, 650 credit floor, two landlord references, a conversation. Written criteria, applied the same way to everyone.

A 48 hour response promise, our own vetted trades, and a quarterly furnace filter delivery so the small things stay small.

Anders or Tomas visits, photographs everything, and lists what should be done before a resident moves in. Usually paint, a deep clean and a furnace service.

Our trades do the prep at cost. Photography and floor plan the day it is finished. Listing live within 48 hours of that.
Group and private showings, applications reviewed within two business days, lease signed and deposit collected. Average vacancy is eleven days.
