Questions

Answers, in writing.

The questions we get on the phone every week, for owners and for residents. Anything else, call and ask a person.

8 percent of collected rent, and half of one month's rent each time we place a new resident. There are no setup, renewal, inspection or markup fees. If no rent is collected in a month, we do not charge for that month.
Against the last ninety days of single family leases within a mile, adjusted for condition, parking and yard. You get the comparable addresses in writing. We would rather lease in eleven days at the right number than sit for sixty at a high one.
Our own vetted trades: a plumber, an electrician, a roofer, a handyman crew and a landscaper we have worked with for years. You pay their invoice, we add nothing. Anything over $400 is approved by you first unless it is an emergency.
Rent is due on the 1st and paid to you by direct deposit on the 5th, with a statement that attaches every invoice. Your year end packet with a 1099 and expense summary arrives in January.
We begin the Washington notice process on the 6th, keep you informed at every step and handle the legal work through our counsel. In twelve years we have gone to court four times.
Insurance, yes, and we will need to be listed as additional insured. Vendors, usually; we will meet them first and hold them to the same 48 hour standard.
No. Single family homes, townhomes and the occasional duplex, inside Seattle city limits, on leases of twelve months or longer.
Thirty days' written notice, any time, no fee. We hand over the resident file, the deposit and the keys in an orderly way.
Household income of three times the rent, a credit score of 650 or better for each adult, two landlord references and a background check. The criteria are the same for every applicant and every home.
First month's rent, a security deposit equal to one month's rent, and a $500 pet deposit if you have a pet and the home allows one. The application fee is $45 per adult.
It depends on the home and the owner; each listing says. Where pets are allowed, there is a refundable $500 pet deposit and no monthly pet rent.
Within 48 hours for anything routine, the same hour for emergencies such as no heat, a major leak or a lockout. You can file a request with photos in the portal or call the resident line.
Electricity, gas, water and sewer, garbage and internet, set up in your name before move in. The listing notes anything the owner covers.
Ask first; the answer is usually yes for paint in neutral colors and small fixtures, as long as you tell us the plan. We will put the agreement in writing so there is no dispute at move out.
Ninety days out we send renewal terms. Rent increases are capped at 5 percent for residents in good standing. If you leave, we walk the home together and your deposit is returned within 21 days as Washington law requires.
Bank transfer in the resident portal at no fee, or a card with the processor's fee. Rent is due on the 1st with a grace period to the 5th.

Still a question?

The owner line and the resident line are both answered by people who work here.
